This beautiful 350 m² stone house is set in a hectare of fenced gardens in the countryside on the border between Tuscany and Umbria, an area offering magnificent landscapes and proximity to many interesting localities of both regions. Located within one km from motorway A1 and providing easy access to both Florence and Rome directions, it has a wonderful outlook of the surrounding sunflower fields, the nearby hills and Mount Amiata. A long driveway leads down from a small unmade road to the parking area. The gardens are well planted with some large and shady trees to provide ample respite on hot afternoons. The swimming pool is positioned on a slightly lower level than the villa and has grassy sun baking areas and a shaded pergola for those who prefer a little shade. Interiors have been decorated in neutral tones of taupe and are furnished with nice family pieces, enriched with Murano chandeliers. Celle sul Rigo is an ancient hamlet with less that 500 inhabitants of the municipality of San Casciano dei Bagni in the province of Siena, a renowned thermal centre in the South of Tuscany.
Il Pozzo has been completely restored to a high standard throughout and has been divided in two symmetrical and intercommunicating apartments, ideal accommodation for two families or two groups of friends, or for use as a single villa. The villa is on two levels, with the kitchens and lounge rooms at ground level, opening to a spacious furnished portico, leading to the garden. The swimming pool is set in a panoramic position overlooking the surrounding countryside. A short distance from the pool is a tennis court and five-a-side football pitch that are not part of the farm but can be used by the guests (on request). This beautifully restored farmhouse was originally built as two adjoining rural dwellings in the second half of the 18th century and is the centre of a property of over 7ha of woods and olive groves. Able to be separated by closing some strategic doors, the villa as a single habitation has a wonderful balance of living space and nicely sized bedrooms. The owners, who live in a separate villa next door have a passion for antiques and have furnished the villa with pieces acquired throughout 30 years of collecting. The villa is simple, cosy and fully equipped with stunning views over the sea and Capri from the two bedrooms on the first floor which open onto a shaded balcony, perfect for afternoon siestas.
The living room of the villa which features a live rock wall and open fireplace opens onto a large paved panoramic courtyard and portico area. A further covered outdoor area houses a wood fired barbecue and pizza oven. A short stroll through the lush gardens leads to the swimming pool terrace with stunning views over the sea and Capri. The villa itself is built on two levels (total 450 m²), connected internally by staircases and externally by gentle slopes alternating to wide stepped stairways. The middle terrace is the heart of the house, with a wide pergola and outdoor grill hosting memorable al fresco dinners and drinks. From this area, 15 steps lead down to a further terrace furnished with garden seats and swings; to add to the romance of the place, a marble fountain surrounded by palms and splendid views over the blue sea. Double steel gates and a steel pedestrian gate provide a secure entrance to the property, although the area is very private and very little traffic uses the road. The driveway leads up 100m from the entrance to the carport and paved courtyard at the rear of the villa
Villa is a modern and detached rental property set in a spacious garden comprising lawn and palm trees. To the front of the two level villa is an in-ground infinity swimming pool with furnished shaded veranda overlooking the sea. On the first floor there is a further shaded veranda with even wider views of the coastline towards Palermo.
